It’s figuring out which assumptions actually matter.

Most deals have dozens of inputs:

  • rent

  • expenses

  • cap rates

  • timelines

But only a few of those really drive the outcome.

The rest create noise.

Two deals can look similar on paper and behave very differently depending on which assumptions are carrying the weight.

The challenge is knowing where to focus.

Because once you see which pieces matter most, the rest of the analysis becomes clearer.

And so does the risk.
