“As-Is” Value Isn’t Always the Conservative Number

“As-is” value is often treated as the conservative baseline in underwriting.

Lower value. Less assumption. Less risk.

But that’s not always the case.

Even as-is value can include forward-looking expectations—whether explicit or not.

It often reflects:

  • anticipated stabilization

  • expected market absorption

  • achievable pricing based on comparable properties

Those assumptions may be reasonable. But they’re still assumptions.

If the value depends on a successful future outcome, it isn’t purely conservative.

The difference isn’t just in the number—it’s in what that number assumes.
